OnMarch12,1982,theplaintiffs,Mr.andMrs.Lockwood,agreedtopurchaseatractoflandinMarionCountyfromRobertBaugh.Theagreementdescribedthepropertyingeneraltermsasrunningwiththelinesofsurroundinglandownersandcalledfor 200acres,moreorless.  OnJuly13,1982,Mr.BaughsuedCharlesFloydClevelandfortrespasstothenorthernportionofthepropertyandaskedthatthecourtestablishtheboundarylinebetweenthetwoowners.SincethepropertyindisputewaspartofthepropertysoldtotheLockwoods,Mr.BaughtoldtheLockwoodsabouttheactionbutassumedtheburdenofthelitigationhimself.  AfterahearingonMay12,1983,thechancellorsignedanorderawardingthefiftyfiveacresindisputetoMr.Baugh.OnJuly9,1984,however,thechancellorgrantedMr.Clevelandsmotiontoalteroramendandorderedfurtherproof.Afterthesecondhearingthechancellortookthecaseunderadvisement.  AtthispointtheLockwoodssoughtlegalhelpfromthedefendant.Theytestifiedthattheironlypurposeinconsultingthedefendantwastogethimtotalktothechancellorprivatelytourgehimtorenderadecision.Instead,againsttheirwishes,thedefendantfiledamotiontointerveneintheboundarydisputeandmovedtoreopentheproof.ThechancellorgrantedthemotionandheardmoreevidenceonMay9,1985.Oneofthewitnessesofferedbythedefendantonbehalfoftheappellantsownedpropertyintheareaand,despitehavinggivenfavorablepretrialstatementstothedefendantandMr.Lockwood,histrialtestimonyhurttheLockwoods.ThechancellorsfinaldecreeawardedthepropertyindisputetoMr.Cleveland.Thedecisionwasaffirmedonappeal.  Atthehearingbelow,theLockwoodscalledMr.Baughsattorneyasawitness.HetestifiedthatheadvisedthedefendantnottocalltheunfaithfulwitnessbecausethewitnesswasunreliableandhadinterestsintheareathatwereantagonistictotheLockwoods.Theattorneyalsotestifiedthatinhisopinion(1)thedefendantwasnegligentbecausehedidnotgetawrittenstatementfromthewitness,andthat(2)thecasehadbeenwonforMr.BaughandtheLockwoodsuntilthedefendantputontheadditionalproof.Attheendoftheplaintiffsproofthetrialjudgedirectedaverdictinfavorofthedefendant,holdingthattherewasnoproofonwhichthejurycouldfindthattheallegednegligenceofthedefendantwastheproximatecauseoftheLockwoodslossofthefiftyfiveacres.@ II.   Wehavestatedthefactsinthelightmostfavorabletotheplaintiffs,aswearerequiredtodoinreviewingadirectedverdict.Cecilv.Hardin,575S.W.2d268(Tenn.1978).Toestablishacauseofactionforlegalmalpracticetheplaintiffmustshowthattheattorneysnegligentactsweretheproximatecauseofsomelosstotheplaintiff.Blockerv.DearbornandEwing,851S.W.2d825(Tenn.App.1992).Thelossclaimedinthiscaseisthevalueofthefiftyfiveacresthatwasthesubjectoftheoriginallawsuit.AtoralargumenttheLockwoodsattorneyconfirmedthatfact.Thus,theissueonappealiswhetherthejurycouldhavedecidedthatthedefendantsnegligencecausedtheadverseresultinthatcontroversy.InGay&Taylor,Inc.V.AmericanCas.Co.,381S.W.2d304(Tenn.App.1963),thecourtsaid:8 8 Theburdenofprovingthatdamagesresultedfromthenegligenceofanattorney,orfromhisfailuretofollowinstructions,inconnectionwiththeprosecutionordefenseofasuitrestsupontheclientandusuallyrequirestheclienttodemonstratethat,butforthenegligencecomplainedof,theclientwouldhavebeensuccessfulintheprosecutionordefenseoftheactioninquestion.381S.W.2dat306.
