Inthisactionfordamagesforpersonalinjuriessustainedbytheplaintiffondefendantspremises,theTrialJudgegranteddefendantsmotiontodismisspursuanttoT.R.C.P.12.02(6),andplaintiffhasappealed.  Inthecomplaint,plaintiffallegedthatdefendantshaddamagedthedooroftheirgaragebystrikingitwiththeirvehicle,andcalledplaintiff,whowasarelative,torepairthedoor.Plaintiffcametodefendantspremises andwasattemptingtorepairthedoor,whenpartofthegaragedoorbrokeloose,strikingplaintiffacrosstheface,causingseriousbodilyinjury.  Insustainingthemotiontodismiss,theTrialJudgesaidasamatteroflawthatdefendantshaddischargedanydutiestheyowedtoplaintiffasownersofthepremises, regardlessofwhetherhewaseithercompensatedorservedgratuitously,whileonthepremisestoundertakerepairs.  Ithaslongbeenheldthattheownersoroccupiersofpremisesoweadutytoinviteestomaintaintheirpremisesinareasonablysafecondition,andtowarntheinviteeofanydangerousconditiononthepremises.ButthereisanexceptiontotherulewheretheinviteeisarepairmanwhohasbeencalledtothepremisestomakeϜrepair.ShellOilCo.V.Banks,330S.W.2d569(Tenn.App.1959).TheSupremeCourtinBlairv.Campbell,924S.W.2d75(Tenn.1996),reaffirmedtheruleinBanks,andquotedwithapproval:0 0 Anexceptiontothegeneralruleisrecognizedwheretherisksarisefrom,orareintimatelyconnectedwith,defectsofthepremisesorofmachineryorapplianceslocatedthereonwhichthecontractorhasundertakentorepair.Astocontractsforsuchrepairwork,itisreasonedthatthecontractissufficientinitselftoimpartnoticeofadefect,theextentofwhichtherepairmanmustdiscoverforhimself.Thisismerelytosaythatoneassumestheriskofaknowndangerorofanundertakingwhichisinherentlydangerous.Blair,p.77.TheTrialCourtreliedonBlair,indismissingthecase.  PlaintifffurtherarguesthatheshouldhavebeenallowedtoamendhiscomplaintaftertheTrialJudgeenteredthejudgmentdismissingthiscase.Asweunderstandplaintiffspurportedamendment,hesoughttoaverthathehadnoparticularexpertiseasarepairman,andwasnotgenerallyengagedintherepairbusiness.Wedonotreachtheissueofwhetherplaintiffshouldhavebeenallowedtoamend,becausetheplaintiffwouldhavebeenentitledtoprovethefactsheseekstoshowbytheamendmentunderthewordingoftheoriginalcomplaint.TheexceptioninBlair,doesnotdependupontheexpertiseoftherepairmanorlackϜthereof.Rather,asBlairnotes,thecontractitselfissufficienttoimpartnoticeofthedefectiveconditiontotheinvitee.
